Michael Robins concentrates his practice in all aspects of real estate matters, with extensive experience in affordable housing, urban redevelopment and real estate finance. Michael regularly represents for-profit and non-profit developers in connection with complex development projects typically involving multiple layers of equity and debt financing from public and private sources, such as low-income housing tax credits, historic tax credits, New Markets Tax Credits, tax-exempt or taxable bonds, conventional financing, HUD multifamily housing financing and other state and local tax credit and financing programs. Michael also has extensive experience representing clients in connection with acquisitions and dispositions of commercial properties, including multifamily apartment buildings, office buildings and senior living facilities, and representing landlords and tenants in commercial leasing transactions.

  • Representation of the developer in connection with the renovation of a historic baseball stadium in New Jersey into a recreational and cultural center using New Markets Tax Credits, New Jersey state economic redevelopment tax credits, federal historic tax credits and other public and private sources of financing.
  •  Representation of affordable housing developers, housing authorities and lenders in connection with the construction of affordable housing and the revitalization of public housing projects and communities involving the acquisition and development of property using various sources of public and private funds, including low-income housing tax credits.
  •  Representation of a senior living developer in connection with the acquisition, construction and disposition of independent living, memory care and assisted living facilities using private equity and conventional financing. 
  • Representation of a wholesale produce market operator in connection with the construction of a state-of-the-art refrigerated warehouse for the sale of fresh produce financed with substantial investments from the Commonwealth of Pennsylvania, the federal government and the City of Philadelphia, as well as with a significant leasehold mortgage loan from a major private financial institution.
  • Representation of major financial institutions in connection with underwriting the issuance of taxable bonds by public-private entities to finance the development of housing for military personnel and their families on military installations across the country, including West Point Military Academy and the Air Force Academy.
  • Representation of the developer in connection with the development of a complex mixed-use condominium project, including new luxury condominium units, a substantially renovated restaurant space and renovated rental apartments, utilizing various sources of public and private funds as well as historic tax credits.
